Gail, Kaitlin, and Andrii are running for the Fieldgate Pines Board (PCC 180) to bring transparency, fiscal responsibility, and better communication to our community.
We believe there are opportunities to manage our money and property more efficiently. Our goal is to minimize fee increases and keep you fully informed.
Our commitment: We will treat owner funds with the same care we give our own—every dollar spent wisely, every major decision put to owners when appropriate, and every communication delivered clearly and respectfully.
Eliminate wasteful spending, require competitive bidding for all major contracts every three years, and prudently invest surplus reserve funds. Coordinate infrastructure upgrades with scheduled work to avoid costly emergencies.
Propose a bylaw requiring at least 66% owner approval for any non-emergency expenditure above a reasonable threshold. Require unanimous Board approval and full written justification before initiating any litigation.
Legal action should be limited to situations that genuinely threaten safety, structural integrity, or property values—and only after reasonable attempts at resolution have failed and owners have been consulted.
Rather than enforcing obsolete or overly restrictive covenants through fines, we'll work with owners to update governing documents so they reflect today's realities while remaining fair and practical.
Provide plain-language updates on all significant issues. Hold regular town-hall style meetings and in-person AGMs so everyone understands what's happening with their units and money.
All major decisions, projects conducted, and funds spent will be clearly documented and shared with owners. Meeting minutes and relevant documents will be promptly posted for everyone to review.

A seasoned financial and audit professional, Gail spent her career conducting complex financial and systems audits for multinational banking institutions. Her experience strengthening internal controls and ensuring regulatory compliance can help our community.
Now retired from full-time corporate life, she continues to apply this financial knowledge as a board member for another condo, where she oversees a multi-million-dollar reserve fund and manages significant capital projects.

Kaitlin and her fiancé Greg became first-time homeowners in 2022. Working from home, they're here most days with their dog Beverly and are deeply invested in making Fieldgate Pines a place where everyone feels happy and proud to live.
Professionally, she's a Senior Producer at Capybara Games in Toronto. With a Software Engineering degree from McMaster, she's developed strong skills in understanding people's needs and turning them into actionable plans.

Unit 104 · Resident for 6.5 years
Andrii has lived in the complex with his wife and three kids for 6.5 years. During this time, he's identified several areas of improvement for the complex and community that he wants to act on.
He brings 20 years of managerial experience in tech, managing relationships with customers and development teams to deliver best results. His skills include project management, process optimization, crisis management, and collaboration.

Can't make it to the AGM? Your vote still counts! Here's everything you need to know about proxy voting.
A proxy lets you appoint someone else to attend and vote on your behalf at the Annual General Meeting (AGM) if you can't attend. In Ontario, condo owners must use the official proxy form from the Condominium Authority of Ontario (CAO). Your proxy holder will vote exactly as you instruct them—so be specific!
The official Ontario proxy form will be included with your Final Notice package around February 10th. You can also download it from the CAO website or request one from property management at agm@mrcm.ca.
This is the person who will attend and vote on your behalf. It can be anyone—a neighbour you trust, a friend, or even one of us! Enter their name in Row A on the form. You can also add a backup proxy in Row B in case your first choice can't attend.
The Ontario form has three options for what your proxy can do. For board elections, you must check the third box which allows your proxy to vote on all matters including electing directors. Then check "Section 1" below to specify your voting instructions.
Under Section 1 ("Voting to elect candidates"), enter the names of the candidates you want to vote for in order of preference. This is crucial! See the example below for exactly how to fill this out to vote for us.

The Ontario proxy form asks you to choose what powers you're giving your proxy. Here's what each option means:
Your proxy counts toward quorum but cannot vote on anything.
Your proxy can vote only on procedural matters (like motions to adjourn).
Choose this one! Your proxy can vote on everything, including electing board directors.
After selecting Box 3 above, check "Section 1" and fill in candidate names in order of preference:
"I/we instruct the proxy to nominate, if necessary, and to vote for the candidates named below and in the order set out below."

Why order matters: If there are more candidates than positions, your proxy votes for your #1 choice first, then #2, then #3. If any of your choices withdraw, your proxy moves to the next name on your list.
